FAQ

Questions property managers and tenants ask

What is a unit census, and when is it done?

It is one sheet per building that lists each rooftop and split unit, its tonnage, how to reach it and who it cools. We walk the roof once, before the first scheduled visit. The proposal says in writing what the walk costs before we come.

What do you need from me for roof access?

How we get up (interior ladder, roof hatch, exterior ladder or a lift), who holds the key, and whether the owner must be told before anyone goes up. If the roof has no fixed way up, say so and we will plan the lift or the ladder.

A tenant says the suite is not cooling. Who calls whom?

The tenant can call our office with the unit tag, or you can. Dispatch finds the unit on your census, the technician arrives knowing its model and its roof access, and you get the report. Your contract says whether tenants may call directly.

Do the contracts cover repairs?

No. A contract pays for visits and the checks on the list. Parts, refrigerant and repair labor are quoted in writing before we start, and you approve them first. A contract is a service agreement, not insurance.

Who pulls the permit when a unit is replaced?

We do. Our Class A license lets us pull permits for air-conditioning work of any size. The proposal lists the permit, the crane or lift and the haul-away of the old unit as separate lines.

What happens after hours?

Our office hours are at the top of the page. On the Portfolio contract the after-hours line reaches the on-call technician, who works at the contract's after-hours rate. Without that contract, call in the morning and we book you as capacity allows.

Can I get one invoice for several buildings?

Yes. Each building keeps its own census and report, and the invoice can list every building and unit tag on one statement.

I am a tenant and the landlord owns the units. Can I call you?

You can call and we will tell you whether your building has a contract with us. If it does, we log the call by unit tag. If not, we will ask for the property manager's approval before any work starts.

Something we did not answer?

Call or send the census; either way a person replies.
